Scouting 7-19

I looked at a couple of additional corners today. Tomorrow Dad and I will continue, probably picking up at Shaw and First and continuing north.

The first corner I looked at was the South Eastern Corner of Ashlan and Fresno. The first spot, 2608, didn’t look very good on closer examination.

The wall just inside the shop made it difficult to see far enough to get much of an idea about it. With work, maybe– but it’d have to be cheap.

On the same corner there was a much better looking space, right between Naked Fish and Moy’s Chinese Food. When I approached I saw that it was better than I’d hoped. It’s already divided in the middle, though it’s going to need a coat of paint.

There is space on the relatively prominent signage for us. Unfortunately, the large oval at the top is for “H&H Liquor”. Asking $0.80/SF, from marketing PDF linked from the link above.

The next corner is the north west corner of Ashlan and First. At the very western end, the endcap is free. (This used to be a Lemoure’s Cleaners.) I’m afraid it might be a little big– the shot through the doorways might help show the depth a little. I suspect it’s a “check the square footage” deal– eyes in the current configuration just don’t do well. Parking is ample– particularly good since a big draw is Fresno Breakfast House (2 doors down); it closes at 2 pm.

Around the corner is 4271, a space between Renna’s Meat Market and Curly Fades. The floor needs work and the window has blue bars, but the layout looks like it might be good– if the space is large enough.

Signage for this corner (both stores) is pretty good, but there’s a tree in the way as you travel east. Also, the only clear spot on the sign is the bottom one…

The next corner was a little sad– the old Titan corner at First and Gettysburg. The corner where Titan was has several vacancies: three between Wok Grill and Fresno Ag. The other leg has several more spots open, including the former Titan space (carpeted like an office.) 4576 and 4574 are joined into one space, which doesn’t really look bad. Commercial West Associates handles this corner: 490-3600.

The next space, 4572, is narrower.

There are a several spaces along the line where Titan was– the Pure Water store has vanished, as did its neighbor. They’re pretty isolated…

At the front of the complex on this corner, there’s a long line that’s mostly empty. There’s a long stretch of empty, but they are right along Gettysburg. 3126 was setup as a restaurant, 3122 is a former Hollywood Video (too big), and 3116 is large, with a sharp division between a waiting area and offices?

None of these leaped to the top of my “Ooh, here” list, but several look like they could be pretty good at the right rate. The space between Naked Fish and Moy’s could be good– but the shopping center feels cheap, with a 98 cent store and a Save More. ($0.80/SF asking.)

If it’s not too big, the old Lemoure’s is in a pretty nice strip with lots of parking. (1700 SF, asking $1.10/SF.) Titan’s corner doesn’t seem to be doing well, but a lot of the buildings look pretty good. The whole “dead corner” near Titan’s old location probably isn’t the best from a foot traffic point of view– its only neighbors are Wok Grill, Cigarettes and Cigars, and Harry’s Liquor. The strip along Gettysburg looked better, but the best space (3116) may be too big and will take some work to reconfigure.

I’d try to avoid the shopping center where Titan used to be. It seems to be a dead or dying zone. Is Little Ceasars, Subway, or Chubby’s still there? The only way I would consider going there is if the Landlord is eager enough for tenants that he gives you a fantastic rate on your lease.

I know a lot of us will go wherever you guys are, but your interest in foot traffic via shop-to-shop carryover business is a good point to consider. It can get awfully lonely in a vacant shopping center that no one comes to browse in.

The one between Naked Fish and Moy’s looks pretty good, if you don’t mind the smells of egg rolls and pork fried rice tempting your taste buds on a regular basis. Jennifer mentioned selling sodas/water and pre-packaged snacks in the store. Would being next to an eatery reduce those sales?

What is the Naked Fish?

Naked fish is a sushi place; they do tempura and teriyaki as well. They used to be in a smaller store a block east, but graduated from a taco bell size/shape building to an endcap restaurant.
